Retirement capital
Most people do not know they can do this with retirement money.
A self-directed IRA or a solo 401(k) can hold private real estate. For an accredited investor whose liquid net worth sits mostly in retirement accounts, that is often the difference between being able to participate and not.

- The vehicle
- A self-directed IRA, a solo 401(k) for the self-employed, or in some cases a health savings account. These are ordinary retirement accounts held at a custodian who permits alternative assets. Most large brokerages do not; specialist custodians do.
- What changes
- The account subscribes, not you personally. Capital is wired from the account, distributions return to the account, and the tax treatment follows the account rather than your personal return.
- What to check first
- Whether your custodian permits private placements, what they charge to hold one, and whether unrelated business taxable income applies to your situation. A fund that uses leverage can generate it.
- What we do
- We complete the custodian's subscription paperwork alongside yours and deal with the custodian directly through closing. We do not recommend a custodian and we are not compensated by one.
- What we do not do
- Give tax advice. Whether this is right for you is a question for your accountant, and the answer is not always yes.

Fewer Georgians own, and fewer rentals sit empty.
Two public series, side by side. Homeownership in Georgia has fallen more than seven points from its 2002 peak, so more households rent. Over the same years the share of rentals standing empty roughly halved. More renters, competing for a tighter pool of homes, is the demand the fund underwrites against.

Is it Conqord or Concord?
Conqord, with a q. It is our name, not a misspelling of the many Concord Capitals; if a search engine corrects it for you, look for the CC mark and conqordcapital.com.
Who can invest in the fund?
Interests in Conqord Capital, LP are offered privately to accredited investors, as defined under Regulation D of the Securities Act. We confirm eligibility before any offering materials are shared.
What is the minimum investment, and what are the terms?
Minimums, fees, term and distribution terms are set out in the private placement memorandum and are provided to qualified investors on request. We do not publish them here.
What returns does the fund target?
We do not publish return targets or projections on a public website, and you should be cautious of any private fund that does. Qualified investors receive the full picture, including the assumptions behind it, in the offering documents.
Is my investment liquid?
No. Interests in a private real estate fund are not publicly traded and cannot be sold easily. Investors should expect a multi-year commitment and should only invest capital they do not need in the near term.
How does the fund find properties?
Mostly off-market: brokers we have worked with for years, owners and estates who want a clean sale, and wholesalers who know our criteria. Very little of what we buy was ever listed publicly.
Houses or apartment buildings?
Both, for different reasons. Houses can be bought one at a time below market value, which lets the fund build street by street and spread risk across many small positions. Apartment buildings of eight to fifty units serve more households per dollar of overhead, and in Atlanta a well-run older building is often already attainable housing that simply needs an owner who will maintain it. The fund buys the same thing in both cases: a sound building, under-managed, in a neighborhood where families want to stay.
How are investors kept informed?
Quarterly reports covering holdings, performance against underwriting, and the acquisition pipeline, plus an annual review. Limited partners can ask questions at any time.
What is the relationship to The Carter & Olay Foundation?
None, structurally. The Foundation is a separate nonprofit founded by the principal that works on financial education for children. The two organizations share a founder and a conviction, not a balance sheet.
I have a property. What happens after I submit it?
We review it against the criteria on this page and reply within a week with a yes, a no, or the two or three things we would need to know to decide. If it fits, we move to a site visit and an offer.
Can I invest through my IRA or 401(k)?
Often, yes. A self-directed IRA or solo 401(k) held at a custodian who permits alternative assets can subscribe to a private real estate fund. Your current brokerage may not allow it, and unrelated business taxable income can apply where the fund uses leverage, so speak to your accountant before planning around it. We handle the custodian paperwork on our side.
Do you pay referral fees?
Yes, on closed transactions, to brokers and referral partners who bring us a property we buy. Terms are agreed before we go under contract.
